Step 1: Confirm Your Business Location
Begin by identifying the exact location of your proposed business. Each city must approve the type of business you intend to operate at that specific address.
Please contact the city where your business will be located to ensure it is permitted under local zoning regulations.
You can confirm this by calling the city’s planning or zoning department or visiting their website.

Step 2: Complete the Tenant Application
Once you have received city approval for your proposed business, please complete our Tenant Application.
You can obtain the application by calling our office at (650) 589-1262 or by emailing welchfamilypartnership@yahoo.com.
After completing the application, submit it to Welch Family Partnership along with the $50 application fee
Step 3: Application Review and Lease Options
After we receive your completed application, Welch Family Partnership will review it to determine eligibility for a lease.
If your application is approved, you may then select the leasing option that best fits your business needs. All leasing options include the ability to renew at the end of the lease term.
Please note the following:
- All leases are triple net (NNN).
- A security deposit equal to one month’s rent is required.
- First month’s rent is due at signing.
- A $250 lease preparation fee applies to all leases.
Step 4: Review and Sign Your Lease Agreement
After completing Steps 1–3, you will receive your lease agreement. Please review it carefully, then sign and return it to Welch Family Partnership. All signed contracts are legally binding.
Once the lease is signed, the following requirements apply:
- You must provide proof of liability insurance naming Welch Family Partnership as additionally insured.
- You must obtain a valid business license from the city in which your business is located.
- No alterations or improvements may be made to the unit without prior written approval from the property owner.
